Escondido Real Estate
Escondido is a unique spot. It's basically a valley surrounded by
hills. Homes in the valley generally are smaller (1000 square feet),
were built in the 1960s and 70s, and priced around $400,000. Homes in
the hills are larger, with views, and of course more expensive. So in
Escondido you have a wide diversity of people on different sides of
the economic scale. Summers are hot in the valley, a bit cooler in the
hills.
The south end bordering Lake Hodges is home to North County Fair, the
only inland shopping mall. Here's where you'll find some rural properties,
much more affordable than Poway. If you were going north on the I-15
corridor and wanted some land, and didn't have $1M+ for Poway, then
this is the closest to San Diego that you'd find it. There are some
fine estates in these hills, with terrific views. This southern end
also has the most popular schools.
Living inland means warm summer evenings by the pool, with starry skies not
hidden by coastal fog. In the winter, nights are colder, even bringing light
frost in January. This extra chill in the evening makes for some great autumn
yellows and reds on the Liquidambar trees.
There are many fine affordable homes in Escondido. For example, Cimmaron
is a gated community with pool, tennis courts, walking trails through
the avocado trees, and magnificent views, with prices around $450K for
a 3 bedroom home. This kind of price is impossible to find anywhere
south of Lake Hodges.
West of town is a rural area known as Elfin Forest. This area has estate homes
on rolling hills in the $1M to $2M range.
