  • We upload the slideshow to the MLS so all the agents can see it without even knowing about your website. We pioneered this technique, and we had to negotiate with the MLS and set up custom domains so they would allow it. But now you can see beautiful high resolution images of your home and neighborhood, all set to music, right on the MLS.

  • We also send out Just Listed cards, letting your neighbors know that the house is for sale. We use 800 call capture technology on all our advertising so we can follow up with any interested buyers.

  • And we also generate buyers from our other websites, realestatelibrary.com, carlsbadhome.com, and seniorsandiego.com, all targeted towards finding not just ANY buyer, but that buyer who will pay the most for your home.

    So that's the plan, and we've worked very hard to make it the best available. The good news is that all of this time, energy, money, and 15 years experience that we will bring to bear on the marketing your home doesn't cost any more than if you had listed with an agent who might just put your house in the MLS and hope it sells.

3. Better advice

I've been working full time in this business eating, breathing, and sleeping it in my workaholic way for the past 15 years. You can be sure I won't be making any rookie mistakes on your transaction.

I've seen people make the mistake of selling when they shouldn't have. Tens or hundreds of thousands can be lost by making the wrong real estate move, and it's my job to make sure that you don't. Sometimes in this business we'll see a situation where the client is worse off after selling than before, and we say to ourselves, "Where the heck was their agent? It looks like he took the listing just to make a buck." I promise to advise you NOT to sell if that's the best thing for you, even though it means I make no commission.

I believe I should diagnose before I prescribe, so when we meet I'll be asking you some questions about your situation before giving you advice. If you're thinking of selling, the answers may have a significant bearing on your decision. Here's some examples of questions a competent agent will ask you:

When did you buy this property?
How long have you lived in the home?
What is your approximate equity?
Does IRS rule 121 apply?
Did you 1031 exchange into the home?
Will there be any recapture of depreciation?
Can you take advantage of Propositions 60 or 90?
Will there be California state withholding tax on the sale?
If you're planning on moving out of the area, is there a possibility of moving back?
Have you refinanced since you purchased?
Do you have a Home Equity Line Of Credit?
Are there any soft or hard prepayment penalties?
Do you have a trust?
Do you own any other real estate?
Have you considered a Home Equity Conversion Mortgage?
Does anyone have any unrecorded interests in this property?
